We will help you determine the amount of rent your property can earn per month and offer suggestions, if needed, to help you maximize those earnings.

Renting:The following is included:
  • Act as owner's agent.
  • Post a "For Rent" sign and advertise on the Internet for maximum exposure.
  • Show property to qualified prospects.  No person is ever allowed to view your property unattended.
  • Screen prospective tenants.  This includes verification of employment, income, credit and rental history.
  • Prepare Rental Agreement and necessary addendum.  We explain to the tenants their responsibilities before they move in.  We leave no doubt that rents are to be paid on time, your property is to be kept clean and yards are to be maintained.
  • A detailed walk through inspection of the property is performed with the tenant prior to occupancy, which includes digital photographs of the move-in condition.
  • Security Deposit is collected.

Management:The following is included:
  • Collect monthly rents and pay bills for property repairs.
  • Problem solving.  We are your first line of defense for all problems that may develop at your property.  Residents call our office, not you, with any problems or needed repairs.  Giving your tenants prompt and courteous service throughout their tenancy is of great importance to us.   Happy tenants stay longer.
  • We use competent independent contractors for cleaning and repairs at reasonable rates.  All Bay Property Management never adds a surcharge to the cost of a repair.
  • A full and separate accounting is kept for each property managed.  A copy of our ledger outlining all income and expenditures along with original paid receipts and any correspondence are sent each month with your rent proceeds.
  • Rents are evaluated annually in an effort to maximize your income.
